Feasibility Study: Apartment Combo for Sunrise Senior Living

Client
Sunrise Senior Living
Schedule
1 Month
Size
2,500 sqft

Sunrise Senior Living engaged Nolt Mathis to complete a comprehensive feasibility study evaluating the potential combination of two existing one-bedroom apartments along with the adjacent interstitial corridor space. The objective of the study was to determine whether the existing units could be successfully reconfigured into a larger, functional layout that aligns with Sunrise’s operational needs and resident experience standards.

Nolt Mathis conducted a detailed assessment of the building’s mechanical, plumbing, fire sprinkler, and structural systems, along with a high-level cost analysis. This investigation confirmed the overall viability of the proposed configuration, identified key constraints and opportunities within the existing infrastructure, and provided Sunrise Senior Living with the information needed to make an informed decision on next steps before advancing into design and construction.

The study concluded that the project was both feasible and strategically sound. Nolt Mathis’s in-depth experience with occupied senior living environments, combined with its unique buying power and disciplined approach to cost control, allowed the team to validate the project within acceptable budget parameters. By completing all architectural and engineering drawings in-house, Nolt Mathis maintained tight coordination across disciplines, reduced risk, and delivered a clear, executable path forward—resulting in the project being accepted as a viable and successful solution for Sunrise Senior Living.
